Abstract: This project aims to provide a solution to the current market situation and offers more usable space to the urban environment. Furthermore, it makes a commitment to the sustainable growth of the city as it applies for a LEED certification demonstrated in the search of a new type of building. \nThe land was chosen taking into account the current and the potential economic value it holds. The existing location and the importance of the surrounding areas limits the manner how we use this space, nonetheless the proposal seeks a new way to relate these options to the city. \nThe urban space ceded to the metropolitan area created a preceded area adjacent to the project which relieves pedestrian traffic that flows through this zone, benefiting the city when implemented. \nKey words: Architecture, Office Building, LEED, Miraflores.
