Abstract: Blockchain technology has become a breakthrough innovation, likely to revolutionize various industries, including real estate, by improving transaction efficiency, transparency and accessibility. This paper critically examines the transformative potential of blockchain technology in real estate financial engineering, focusing on the mechanisms of fractional ownership, asset tokenization, and the enforcement of transactions through smart contracts. The purpose of the study is to evaluate how blockchain innovations could disrupt traditional real estate investment models by allowing for the purchase of fractional interests in properties, facilitating the tokenization of real assets, and leveraging smart contracts for efficient and transparent transaction execution. Employing a mixed-methods approach, which includes a literature review, case study analysis, and data statistics, the research investigates the enhancements in liquidity, portfolio diversification, and market accessibility. The findings reveal that blockchain technology significantly democratizes investment and streamlines operations. However, it simultaneously confronts substantial challenges, including regulatory hurdles and the need for broader market acceptance. The paper concludes with strategic recommendations for stakeholders considering blockchain adoption in real estate financial structures and identifies areas for further investigation to optimize these technological advancements.
