This article analyzes the Zayouna Residential Complex in Baghdad as a case study of physical aging, supported by field surveys and interviews. It includes a SWOT matrix and a Geographic Information System (GIS) analysis to evaluate the current condition of the complex and assess the impact of interventions. This paper provides a reference for planning the renewal of aging residential complexes, emphasizing proactive and curative strategies. It concludes that effective treatment scenarios are essential for mitigating the effects of aging and preventing further deterioration, ultimately fostering a community and an economically sustainable living environment.
