Abstract: This study investigates the influence of public policies on the evolution of Bihar’s commercial real estate sector. By analyzing regulatory frameworks, market behavior, and feedback from key stakeholders, the research evaluates the role of government initiatives in promoting sectoral growth. Adopting a mixed-methods design, the study integrates statistical analysis with qualitative insights gathered from developers, investors, and policy officials. The findings suggest that while several policies have contributed positively to the sector’s advancement, challenges remain—particularly in the areas of infrastructure, regulatory efficiency, and investment incentives. The paper concludes by offering strategic policy recommendations aimed at strengthening governance and promoting long-term, sustainable development in Bihar’s commercial real estate market.
