Problems of office centres’ development in Ukraine

Year: 2025
Type: article
Abstract: The article examines the problems of office centre development in Ukraine in modern conditions. Based on the analysis of the dynamics of changes in the business entities number starting from 2014, the sufficient relevance of the research topic for Ukraine (especially for its western regions) even in wartime conditions is argued. Office centres are considered in the article as a type of “serviced offices”, a key element of the industry providing flexible workspace for companies and individual freelancers. Ukraine’s most common types of “serviced offices” are identified – business centres, coworking spaces and virtual offices. The most common office centre planning schemes in Ukraine have been analysed from the point of view of economic and safety requirements. A two-corridor planning scheme for an office centre building has been proposed, which provides natural lighting and ventilation of evacuation stairwells, autonomous use of two parts of the floor. Proposals have been developed for the organization of fire-safe zones for people with reduced mobility and toilets on a typical floor within the proposed scheme. It has been proven that in modern conditions of Ukraine, the most cost-effective is an office centre building with a conventional height of up to 26.5 m, with an above-ground open parking lot. The arrangement of a civil defence structure as part of the office centre is argued, and the use of a ramp for access by people with reduced mobility to this facility as an emergency exit is proposed, with its placement separate from the building outside the zone of possible collapses. Proposals have been developed for the planning organization of underground parking lots as part of office centres when creating dual-purpose structures with the properties of a shelter or anti-radiation shelter on their basis, which ensure the full use of parking lots during wartime for their intended purpose.
