Adaptive Architecture: New Possibilities for Forming Residential and Multifunctional Buildings

Year: 2025
Type: article
Abstract: t is determined that the rapid development of technologies and the requirements for the sustainability of the urban environment require the use of modern design techniques focused on creating a balanced and adaptive space that can consider technical, economic, social aspects and people's needs. This contributes to the creation of aesthetically attractive, functional, safe and environmentally friendly city residents. The article analyzes new possibilities for the formation of residential and multifunctional buildings based on non-functioning architectural objects. It is revealed that the demolition of old non-functioning buildings due to unnecessaryness and the construction of new structures in their place in accordance with modern requirements is not rational and does not contribute to the sustainable development of the environment. Adaptation of non-functioning historical buildings for modern residential and multifunctional complexes allows not only to preserve the cultural heritage of the city, but also to create economically viable architectural objects. The adaptation of non-functioning architectural objects for residential and multifunctional public buildings and complexes as a tool of urban development is considered (using the example of projects in Ukraine, Europe and the USA). The features of adaptation of degrading buildings are determined. The advantages of the process of adapting non-functioning buildings are identified: economic feasibility and reduction of time compared to demolition of objects for new development; the complexity of demolition of objects in conditions of dense development (without damaging nearby structures), a significant amount of construction waste, unnecessary burden on the environment; implementation of modern solutions in case of refusal and non-issuance of permission for demolition of a building (many buildings are under state protection); preservation of the unique appearance of the city, its historical heritage and architectural identity; development of tourism, cultural infrastructure; creation of new public and recreational spaces (cafes, sports grounds, recreation areas) that strengthen social ties in communities and create comfortable living conditions; integration of new technologies (makes facilities functional for modern needs); possibility of attracting investments. Trends in the main areas of adaptation of deteriorating buildings have been identified.
