Abstract: The modular fabrication of Pre-Assembled Units(PAU) and Pre Assembled Racks (PAR) is revolutionizingindustrial construction by improving efficiency, reducingcosts, and enhancing safety. PAUs are large, prefabricatedsections of a facility that integrate multiple systems, includingpiping, electrical, and structural components, while PARs arepre-assembled frameworks that house utilities such aselectrical cables, instrumentation, and piping. This method ofoffsite fabrication allows for parallel construction activities,minimizing on-site work and reducing project timelines. Themodular approach enhances quality control, reduces waste,and optimizes resource utilization by leveraging controlledmanufacturing environments. Additionally, it mitigates risksassociated with traditional on-site fabrication, such asadverse weather conditions and labor shortages. This paperexplores the key advantages, challenges, and implementationstrategies for modular PAU and PAR fabrication in industrialprojects, highlighting its role in the future of construction andinfrastructure development
