Abstract: Advisor: - Dr:-BAHIRU BEWKET (PhD) Modular construction is a construction procedure that involves the planning, designing, fabrication, and transportation of fabricated building items, and it's assembled on the site with great speed and a high degree of finish. In the East Wallaga zone, the modern method of construction work is not adopted. Because of this, construction time is delayed, poor quality, and high material wastage, so the aim of the study was to assess the challenges of adopting modern methods of construction work. The data analysis technique includes both quantitative and qualitative data. The major challenges affecting the adaptation of modular construction works were identified and grouped into eight major areas. The absence of targets for modular construction and unequal financial playing f due to government policies are the highest challenges. In terms of quality, time, and cost performance, modular construction methods the highest challenges cost scarce financial resources, when compared with conventional construction methods. The readiness for the future adaptation of modular construction in local building projects as stakeholders evaluate market acceptance are the uppermost challenges. Generally, modular construction methods are the highest quality and highest speed of construction and play a major role in the development of the country. So government bodies and all construction sectors in East Wallaga should pay attention to it. Keywords: Modular construction, on-site Construction, Challenges, Adopting
