Abstract: : The paper presents an algorithm for assessing the economic efficiency of sustainable modernization of engineering systems in heritage buildings, using the Arasan Wellness & SPA complex in Almaty as a case study. The methodology includes energy and water consumption modeling, calculation of NPV, IRR, payback period, and sensitivity analysis. The project features geothermal heating and greywater reuse systems. The algorithm has been tested within a computational modeling framework without real-world implementation. The results confirm its applicability to similar heritage buildings, while ensuring compliance with architectural preservation requirements.
