Most household heads are male (67%), middle-aged (30–49 years), married (85.9%), and tertiary-educated (85%), with self-employment (40.3%) and private-sector work (30.3%) prevailing. Income levels are largely middle range, though some earn above ₦301,000 monthly.Housing analysisrevealed that most units have two (42%) or three (22%) bedrooms, while larger detached duplexesare concentrated in Coal City Garden and Golf Estate. Blocks of flats dominate in Maryland andWTC estates, with bungalows in Harmony and Greenland. Unit sizes range from 50–250 sqm, catering to varied preferences. While 33.2% share no facilities, others share car parks, entrances, orstaircases; desired but absent amenities include laundry space (23.8%) and storage spaces(19.1%).Service provision is uneven, with 44.1% relying on water vendors and 94.4% on publicelectricity. Structurally, units feature sandcrete walls, aluminum roofing, and ceramic tiles.
