A game-theoretic approach to promoting green buildings among facilities managers

Abstract: Facilities managers in South Africa are constrained by a lack of awareness and incentives, and may be hesitant to adopt green building practices. The study explored the game-theoretic approach towards the adoption of green building in facilities management in Johannesburg, South Africa. It specifically investigated the adoption of game theory strategies, application areas and game theory incentives towards promoting green buildings by facilities managers. In the context of green building adoption, understanding the behaviours of facility managers is helpful, as it aids in designing effective incentives for environmentally friendly practices. An online survey was sent to a convenience sample of facilities managers managing green buildings in Johannesburg, South Africa, to explore the possible game theory strategies between facilities managers and other stakeholders in the industry, as well as game theory incentives. The results were analysed using descriptive statistics, including mean scores, standard deviation, and correlation analysis. The study found that cooperative games, repeated games, evolutionary game theory, and Nash equilibrium were preferred game strategies. Cost-benefit analysis, resource allocation, regulatory compliance, incentive structuring, and strategic collaboration were sometimes game theory application areas. Non-financial incentives were rated as better than financial incentives for green building adoption. Facilities managers' limited knowledge of game theory can be overcome through joint efforts between researchers and educational institutions.
