HBIM protocol for supporting the management and maintenance of historic buildings
Year: 2026
Type: article
Abstract: The maintenance of heritage buildings faces several challenges, including insufficient documentation, inaccurate records, dispersed information, outdated processes, and limited resources. In recent years, interest in innovative methods to address these issues has grown in Brazil, especially following the establishment of the BIM framework in 2020. Since then, research has increasingly focused on integrating the maintenance management of historic buildings with HBIM models. Historical Building Information Modeling (HBIM) has emerged as a promising approach to improving the maintenance management of built assets of historical and cultural value. This study employs the Design Science Research method to develop a protocol for the maintenance management of heritage buildings designated for cultural use, based on HBIM models. The research methods adopted include a literature review, interviews with managers and heritage stakeholders, and the development of an artifact. As a result, a protocol to be applied to historic buildings managed by the public sector was created. The present work details the structuring of the protocol, but its application will be described and analyzed in a future work. The maintenance management protocol, integrated into the HBIM model, accounts for the various actors involved at all stages of the process and it has the potential for replicability within similar institutional contexts.
