Abstract: There is increasing conversation on gender equity and inclusivity in financial systems, especially mortgage financing, across most emerging markets. This study investigates female access to mortgage facilities in the Lagos property market. The Lagos property market was stratified into two: Lagos mainland and Lagos Island. From these, a total of 105 buildings were surveyed in three randomly chosen gated estates from each stratum. Descriptive and Inferential statistics, frequency, mean ratings, and ANOVA were employed to analyse the data. The study revealed that access to mortgage facilities remains limited due to structural and cultural constraints rather than financial incapacity alone. Key barriers identified include lack of collateral, gender discrimination, and cultural norms, while limited awareness and unstable income were rated as less significant. The study concludes that addressing mortgage accessibility for women in Lagos demands policy reforms beyond income support, including gender-sensitive financial frameworks and legal reform of land and collateral systems. These findings underscore the urgent need for inclusive housing finance strategies that reflect the lived realities of women in Nigeria’s urban real estate landscape.
