Examining the Relationship Between Commercial Property Attributes and Green Certification Outcomes: South Africa’s Green Star Rating as a Case Study
Year: 2025
Type: conference-paper
Abstract: Despite the important role of green building certification in building sustainability, most studies focus on its value post-certification rather than its value in investment decision-making and asset allocation. This study evaluates the impact of commercial property attributes on Green Star certification outcomes in South Africa. It addresses the gap by determining which attributes influence certification outcomes pre-investment. The study employs a quasi- quantitative approach, analyzing data from the Green Building Council of South Africa. It employs descriptive statistics, Spearman’s correlation, Chi-square tests, and ANOVA to evaluate associations and relationships between commercial property attributes and green certification in South Africa. The findings highlight location and rating category as statistically significant variables relative to certification outcomes. Additionally, the results demonstrate inconsistencies with car parking and rating year impacts, raising critical questions for investors to consider in decision-making. By identifying these relationships between green building certification and commercial property attributes, this study contributes to investor certainty in asset allocation before certification is obtained.
